Question 1

How long will it take to sell my home?

Accepted Answer

It depends on price, condition, and current activity in the Rumson market — we'll give you a realistic, specific estimate before you list, not a generic average.

Question 2

Do I need to be present for showings?

Accepted Answer

No — in fact, we generally recommend you're not. Buyers tend to feel more comfortable and linger longer when the seller isn't present.

Question 3

What if I don't get any offers?

Accepted Answer

We'll revisit pricing, presentation, and marketing based on real feedback and activity — not guesswork. A stalled listing usually points to one specific, fixable cause.

Question 4

Can I sell if I still owe money on my mortgage?

Accepted Answer

Yes — this is the most common scenario we see. Your loan is paid off from sale proceeds at closing.

Question 5

What happens if the appraisal comes in low?

Accepted Answer

We'll walk you through your options, which may include renegotiating price, the buyer covering the gap, or challenging the appraisal with additional comparable sales.

Question 6

Do I have to make repairs the inspector finds?

Accepted Answer

No — repair requests are negotiable, not mandatory. We'll help you decide what's reasonable to address and what you can decline.

Question 7

What if I need to buy and sell at the same time?

Accepted Answer

This is very common, and *manageable* with the right sequencing. Rent-back agreements, contingent offers, and other strategies are things we coordinate regularly.
